PCG develops a square footage projection for the real estate broker to use in his space search. An architectural firm must also be retained to perform test fits as potential sites are identified. The real estate broker will focus on available locations and deal terms while we assess the electrical, mechanical and plumbing base building infrastructure supporting each space. Many costs to meet the client’s occupancy can be placed on the building owner if identified early and included in the term sheet negotiation. Once a site is selected, PCG works with the client and broker to evaluate lease language as it relates to occupancy.
